When another repair stops making sense

Repair it, or replace it?

Most people do not want a new system. They want the house cool again for as little money as possible, and most of the time that means a repair. We will tell you when a repair is the right call, because that is what we do most days.

But there is a point where you are paying real money to keep a system alive that is going to fail again next summer. Here is roughly where that line sits:

  • The system is around 12 to 15 years old or older and now needs a major part.
  • It still runs on R-22. That refrigerant is no longer produced or imported in the United States, so recharging a leaking R-22 system gets expensive quickly.
  • The compressor or the evaporator coil has failed. Those are the two repairs that usually change the math.
  • You have paid for two or more repairs in the last couple of seasons.
  • Some rooms never cool down no matter what the thermostat says, and the ductwork checks out fine.

None of that is a hard rule. A well-maintained fourteen-year-old system with a bad capacitor gets a capacitor. We will give you the number on both options and let you decide.

What a proper installation actually includes

A changeout is not just swapping the box outside. Here is what we do on a replacement, and what you should expect from anyone you hire:

  • A load calculation so the equipment is sized for your house, not just matched to whatever was there before.
  • Matched indoor and outdoor equipment. A mismatched system does not perform to its rating and tends to wear out sooner.
  • The line set flushed or replaced depending on what came out and what is going in.
  • Refrigerant charge set by measurement, not by guess.
  • Drain line, secondary pan and float switch checked and corrected. This is the part that saves your ceiling.
  • Electrical disconnect and breaker sized to the new equipment.
  • Thermostat wired and configured for the system you actually have.
  • Startup readings taken and written down before we leave: temperature split, static pressure and amp draw.
  • Permits pulled where the city or county requires them.

What we will not do

  • We will not quote a replacement over the phone. Anyone who gives you a install price without seeing the house, the ductwork and the electrical is guessing, and you will pay for that guess later.
  • We will not sell you a bigger system than the house needs. Oversized equipment short cycles, never runs long enough to pull humidity out of the air, and on the Gulf Coast humidity is half of what comfort means.
  • We will not push a replacement when the repair is honest and worth doing. If the fix is a capacitor, you get a capacitor.

Heat pumps, mini-splits and ductless systems

Not every replacement is a straight swap of whatever was there before. Two options come up often around here and most homeowners have never had them explained.

Heat pumps

A heat pump is your air conditioner running in reverse in the winter. Same box outside, one system doing both jobs. On the Gulf Coast, where cold snaps are short and rarely severe, a heat pump handles most of what our winters throw at it, and you are not paying to run a gas furnace for a handful of weeks a year. We install and replace heat pumps in Magnolia, Tomball, Spring, The Woodlands and Conroe.

Mini-splits and ductless

Ductless mini-splits are for the spaces the main system was never designed to reach: a garage you turned into a shop, a room addition, a converted attic, a sunroom, or the one bedroom that has never been comfortable no matter what the thermostat says. Each head is its own zone with its own control, and there is no ductwork to run. We install, replace and service split and ductless systems.

Common questions

How long does a system replacement take?

Most residential changeouts are a one day job. Homes that turn up duct or electrical problems once we open things up can run into a second day. We will tell you which one you are looking at before we start, not halfway through.

Do I have to replace both the inside and the outside unit?

Usually yes. The condenser outside and the coil and air handler inside are engineered to work as a matched pair. Putting a new outdoor unit on an old indoor coil means the system will not perform to its rating, and it often shortens the life of the new equipment.

What size system does my house need?

That comes out of a load calculation, which accounts for square footage, ceiling height, insulation, window area and orientation, and how the ductwork is laid out. Square footage alone is not enough, and “same size as the old one” is not a calculation.

Can I finance the replacement?
